1% Commission Realtor Services
Instead of paying the traditional 2-3% listing commission, you only pay 1% to list your home (paid at closing of escrow). If the buyer has an agent, you may need to pay their commission (typically 2-3%), but your overall savings are significant. ON A $1,000,000 HOME, YOU WOULD SAVE APPROXIMATELY $15,000 (compared to an agent charging you 2.5%).

If the buyer is represented by an agent, you may need to pay a buyer’s agent commission (typically 2-3%). However, you still save thousands on the listing side compared to traditional listing fees.
The seller is no longer allowed to offer a commission to the buyer's agent; however, in most cases, the buyer will submit their offer and request that you, the seller, cover their buyer's agent's commission. I can discuss this in more detail with you contact me.
MLS Listing & Marketing
The Multiple Listing Service (MLS) is a database where real estate agents list properties for sale. Homes on the MLS get exposure to thousands of buyers through real estate websites like Zillow, Realtor.com, and Redfin. Your home will be everywhere online! I use the San Diego Multiple Listing Service for all my homes!

Selling Process & Timeline
Once you sign the listing agreement, we can have your home listed on the MLS within 24-48 hours. However, I prefer to have 7-10 days to schedule photos, prep the listing in the MLS, have you complete the seller disclosures, pull the title report, and pre-open escrow. Also, if you are in a fire zone, I recommend getting the fire-defensible space inspection completed before listing your home!
The timeline depends on market conditions and pricing strategy, but most homes sell within 10-30 days if your home is priced correctly.
Yes, you will have to pack up and move out of your home before closing escrow.
If your home doesn’t sell within the listing period, we will reevaluate pricing, marketing strategies, and market conditions to help you get the best possible outcome.
Yes! If you already have a buyer, we can handle the paperwork and closing for a low flat fee, saving you even more money. Please call me for details.
Negotiation & Closing
Yes! I will be assisting you throughout the entire selling process! I am a skilled negotiator and will do my best to get the best possible price for your home.
We will work with an escrow and title company to handle all closing paperwork, ensuring a smooth and stress-free transaction.
At closing, you'll pay a 1% listing commission to One Percent Listing Group Inc., the buyer’s agent commission (if applicable, usually 2-3%), and standard seller closing costs (title, escrow, HOA transfer documents, transfer fees, etc.). Despite these costs, you save thousands compared to traditional real estate commissions. I can also have escrow complete an "estimated closing statement" to give you a better idea of all the costs involved when selling your home.
